Nottingham ranked amongst the hardest areas in the UK to sell property in, new study reveals

Nottingham has been included in a a top 10 list of the hardest cities in the UK to sell properties.

The research by Property Buyers Today analysed property data from Rightmove across the 80 largest cities in the UK to determine which locations have the highest proportion of properties listed for over 36 days.

According to Zoopla, 36 days is the average length of time properties spend on the market in England and Wales.

Nottingham was ranked 7th, with 1,106 properties listed over 36 days, and a total score of 56.9% OF listings over 36 days. Regionally, Birmingham ranked joint 6th with Blackpool, with 731 and 1,275 respectively, with a 57.3% figure.

The Top 5 was made up of Aberdeen at the top, then Salford, Peterborough, London and Preston.

In comparison, the Top 3 easiest cities to sell property in are Glasgow, Edinburgh and Basingstonke

Saif Derzi, Founder of Property Buyers Today, commented on the findings: “It’s interesting that Scotland’s three largest cities occupy important spots in both rankings, with Aberdeen having the highest percentage of properties unsold after 36 days in the UK, while Glasgow and Edinburgh have the lowest percentages.

“London’s fourth spot may be surprising, however, many people confuse a large market with a liquid market, as the large number of available properties means buyers have enormous choice. This means it can take a while for properties to eventually sell.

“The findings suggest that each city’s supply and demand dynamics are more important than size or reputation. Cities with a better balance between available listings and consistent interest maintain a steady and faster-moving market.”

Rightmove was used to analyse the current property listings for the 80 largest cities in the UK. The percentage of listings that have been on the market for more than 36 days was calculated for each city. The cities were ranked by this percentage, revealing which cities are the hardest and easiest to sell property in.

Elsewhere in the East Midlands, Mansfield came in 37th in the full rankings, with 51.6% of listings running over 36 days, Chesterfield in 47th at 49.9% and Derby in 55th with 48%.
