Progress is being made to bring dozens more of new homes to a rejuvenated part of Derby city centre.

The Becketwell area has seen major change in recent years, with new apartments built and the Vaillant Live performance arena as part of a huge £200 million revamp.

Last week, Great British Railways – a new national public body – announced it would be having its new headquarters there when a new office tower is built in the centre of the Becketwell area.

The new Condor building has more than 250 rented apartments on the site of where the former Debenhams store once stood.

Now, new documents show that progress is being made to bring dozens of more apartments in another building set for big transformation.

Plans were first approved more than two years ago to convert the upper floors of Forester House, the former Derby job centre on Becket Street into 30 new homes. The five-storey building has stood empty since 2017.

Since then, it has emerged that there are plans for a total of 73 apartments and for installing “living walls” that will climb the height of the renovated building.

The new building will be called The Forest as a tribute to its old name and will have architectural elements “more commonly associated with high-end residential developments”.

Applicant T&T Asset Group said in a design statement: “The fundamental goal is to create a high-quality living environment that reflects the spirit of the city’s ongoing transformation.

“The modernisation must ensure ‘Forester House’ becomes a visually appealing, sustainable, and energy-efficient residential development, providing a welcoming atmosphere for future occupants.

“By embracing contemporary design principles, the project will enable the building to integrate seamlessly into the revitalized city centre while maintaining a distinctive identity.”

In recent weeks, the applicant has written to the city council to submit noise assessments in relation to the new homes. Assessments were required as a condition of the planning permission.

Derby City Council planning chiefs have welcomed the plans. Officers stated in a report: “The proposed external alterations and introduction of green wall to the façade of the existing commercial building in the city centre, would significantly alter and enhance its appearance and character.

“It would also make a positive contribution to the street scene in this part of the city centre.”
